PRC How we run a job

Five gates, and what has to be true to clear each one

Most contractors describe their process as a list of friendly-sounding steps. Ours is a set of conditions. A phase doesn't advance because time passed — it advances because it produced a document, an inspection, or a sign-off. This is the framework we built the company around.

01GATE

Scope & Site Verification

We walk the property, measure, photograph, and write the scope before anyone quotes a number. Attic decking, substrate condition, existing wiring, drain lines, slope — the things that turn into change orders get found here, not on day three.

02GATE

Priced Estimate & Contract

Your estimate is built line by line from a San Antonio price list we keep current — over 150 line items at real local material and labor rates. You see quantities and unit pricing, not a single lump-sum number with nothing behind it.

03GATE

Permits, Selections & Scheduling

Permits pulled where the jurisdiction requires them — City of San Antonio, Leon Valley, Bexar County, and the incorporated suburbs each have their own rules. Selections are locked before the crew mobilizes so material lead times don't stall the job.

04GATE

Build & Verified Completion

Work runs against a tracked task list with a single point of contact. Subcontractors are paid on verified completion tiers — the trade gets paid when the work passes inspection, not when it's merely started. That is why our crews finish before they move on.

05GATE

Closeout & Documentation

You receive the permit record, warranty documents, product data, and the photo record for the job — the paperwork that matters when you sell the house or file a claim years from now.

PAY Subcontractor accountability

We pay trades on verified completion, not on showing up

The reason crews disappear from a job is almost always that they've already been paid enough to make leaving cheap. Fortem structures subcontractor payment in tiers tied to verified completion — the trade is paid when the phase passes inspection or sign-off, not when it starts.

It costs us more to administer. It's the single biggest reason our jobs finish on the schedule we gave you.

DOC Documentation

The paperwork matters years after we leave

When you sell the house, refinance it, or file a claim, someone will ask what was done, when, under what permit, and with what materials. Most homeowners can't answer. Ours can.

Permit record

The permit number, jurisdiction, and inspection results for every phase that required them — not a verbal assurance that it was "handled."

Product & warranty data

Manufacturer warranties, model and color numbers, and data sheets for what actually went in your house, so a future repair matches.

Photo record

Conditions before we started and what went in behind the walls — decking, waterproofing, rough-in, tie-in details — photographed before they were covered.

It starts with a walkthrough and a written scope. Both are free.
