Whole-Home Renovations in San Antonio

Renovating an older San Antonio home means dealing with everything at once: the wiring, the drain lines, the slab, and the roof are all the same age. Sequencing is the entire job.

SVC-04 What we do

Whole-Home Renovations — scope of work

  • Full-house renovations of 1950s–1990s San Antonio homes
  • Electrical service upgrades and rewiring where cloth or aluminum branch wiring is present
  • Cast iron drain line assessment and replacement
  • Wall removal and structural modification with engineered details where required
  • HVAC replacement and duct redesign for homes with undersized or leaking systems
  • Flooring, drywall, paint, trim, and finish carpentry throughout
  • Pre-purchase renovation scoping for investors and relocating buyers

What we find on houses this age

Rotted fascia, failed eaves, and framing that was patched rather than repaired. On a whole-home scope these get corrected in sequence, before anything cosmetic happens.

CHK Where this job goes wrong

Finish work before foundation work is money on fire

Large parts of Bexar County sit on expansive clay that moves with the season. Setting tile, hanging cabinets, and taping drywall on a slab that's still moving guarantees you'll see the cracks again. On whole-home work we take elevations first and put foundation and drainage decisions ahead of finishes in the sequence — even when it's not what a client wants to hear at the start.

PRC How this job runs

The same five gates, every time

A roof and a whole-home renovation are different jobs, but they clear the same gates. That's what makes the schedule we give you mean something.

01GATE

Scope & Site Verification

We walk the property, measure, photograph, and write the scope before anyone quotes a number. Attic decking, substrate condition, existing wiring, drain lines, slope — the things that turn into change orders get found here, not on day three.

Gate cleared whenSigned scope document and photo record on file.
02GATE

Priced Estimate & Contract

Your estimate is built line by line from a San Antonio price list we keep current — over 150 line items at real local material and labor rates. You see quantities and unit pricing, not a single lump-sum number with nothing behind it.

Gate cleared whenLine-item estimate, contract, and payment schedule executed.
03GATE

Permits, Selections & Scheduling

Permits pulled where the jurisdiction requires them — City of San Antonio, Leon Valley, Bexar County, and the incorporated suburbs each have their own rules. Selections are locked before the crew mobilizes so material lead times don't stall the job.

Gate cleared whenPermit issued, selections locked, start date confirmed.
04GATE

Build & Verified Completion

Work runs against a tracked task list with a single point of contact. Subcontractors are paid on verified completion tiers — the trade gets paid when the work passes inspection, not when it's merely started. That is why our crews finish before they move on.

Gate cleared whenInspections passed, phase sign-off recorded.
05GATE

Closeout & Documentation

You receive the permit record, warranty documents, product data, and the photo record for the job — the paperwork that matters when you sell the house or file a claim years from now.

Gate cleared whenCloseout packet delivered, final walkthrough signed.

FAQ Questions

What homeowners ask us

Should I live in the house during a whole-home renovation?

Usually not, and we'll say so plainly at scoping. Homes with active electrical, plumbing, and HVAC scopes have days without power or water. Phased occupancy is possible on larger homes where we can seal off a wing.

How do you price a renovation with this many unknowns?

By reducing the unknowns before pricing. Elevations, a panel inspection, a look at the drain lines, and an attic walk resolve most of what would otherwise be an allowance. What genuinely can't be known until demo is carried as a named allowance with a stated basis — not buried in a lump sum.

Do you work with investors and flippers?

Yes. Investors get the same line-item scope, which is what makes a renovation budget financeable and lets you compare our number against your own rehab model line for line.

Can you renovate a house I'm buying but don't own yet?

We can scope and price it during your option period so you know the real number before you close. That walkthrough is one of the more useful things we do for buyers.
