Room Additions & Outdoor Living in San Antonio

An addition is a small house built against an existing one. The foundation, the roof tie-in, and the HVAC load are what separate an addition that lasts from one that telegraphs every mistake within a year.

SVC-05 What we do

Room Additions & Outdoor Living — scope of work

  • Room additions — primary suites, offices, and expanded living space
  • Garage conversions to conditioned living space, done to code rather than dressed up
  • Covered patios, outdoor kitchens, and pergolas engineered for South Texas wind
  • Second-story additions and structural modification with engineered plans
  • Foundation design coordinated with a licensed engineer on expansive soils
  • HVAC load recalculation so the addition doesn't starve the rest of the house

Patio covers rebuilt to carry their own weight

A covered patio is a roof. It needs real framing, a proper tie-in, and a membrane rated for low slope — not a carport bolted onto the back of the house.

CHK Where this job goes wrong

The tie-in is where additions leak

Where the new roof meets the existing one is the single most common failure point on an addition. It needs a real framing and flashing detail, not a bead of sealant at the end of the job. We specify the tie-in in the scope and photograph it before it's covered — so if it's ever questioned, there's a record.

PRC How this job runs

The same five gates, every time

A roof and a whole-home renovation are different jobs, but they clear the same gates. That's what makes the schedule we give you mean something.

01GATE

Scope & Site Verification

We walk the property, measure, photograph, and write the scope before anyone quotes a number. Attic decking, substrate condition, existing wiring, drain lines, slope — the things that turn into change orders get found here, not on day three.

Gate cleared whenSigned scope document and photo record on file.
02GATE

Priced Estimate & Contract

Your estimate is built line by line from a San Antonio price list we keep current — over 150 line items at real local material and labor rates. You see quantities and unit pricing, not a single lump-sum number with nothing behind it.

Gate cleared whenLine-item estimate, contract, and payment schedule executed.
03GATE

Permits, Selections & Scheduling

Permits pulled where the jurisdiction requires them — City of San Antonio, Leon Valley, Bexar County, and the incorporated suburbs each have their own rules. Selections are locked before the crew mobilizes so material lead times don't stall the job.

Gate cleared whenPermit issued, selections locked, start date confirmed.
04GATE

Build & Verified Completion

Work runs against a tracked task list with a single point of contact. Subcontractors are paid on verified completion tiers — the trade gets paid when the work passes inspection, not when it's merely started. That is why our crews finish before they move on.

Gate cleared whenInspections passed, phase sign-off recorded.
05GATE

Closeout & Documentation

You receive the permit record, warranty documents, product data, and the photo record for the job — the paperwork that matters when you sell the house or file a claim years from now.

Gate cleared whenCloseout packet delivered, final walkthrough signed.

FAQ Questions

What homeowners ask us

Do I need engineered plans for an addition?

For anything with a new foundation or a structural change, yes — and most San Antonio-area jurisdictions require them for permit. We coordinate with a licensed engineer as part of the scope rather than leaving you to arrange it separately.

Is a garage conversion worth it?

It's the cheapest square footage you can add because the slab and roof already exist. The honest caveats: you lose covered parking, some HOAs prohibit it, and it needs proper insulation, egress, and HVAC to count as living space in an appraisal. Done to code it appraises; dressed up it doesn't.

How long does a room addition take?

Plan and permit typically run four to eight weeks before anyone breaks ground, then twelve to twenty weeks on site depending on size and finish level. We give you the permit timeline separately from the build timeline so you can see where the schedule actually sits.

Will my existing AC handle the new space?

Often not. We run the load calculation for the whole conditioned envelope at scoping. Discovering the system is undersized after the addition is finished is an expensive way to learn it.
