ROO Service

Roofing Contractor in San Antonio, TX

South Texas roofs take hail, 100° summers, and wind-driven rain off the Gulf. We replace, repair, and document them — and we handle insurance-funded work the way state law requires.

SVC-01 What we do

Roofing Contractor — scope of work

  • Full roof replacement — architectural asphalt shingle, standing seam metal, and tile
  • Hail and wind damage assessment with photo documentation for your adjuster
  • Leak diagnosis and targeted repair, including flashing, valleys, and penetrations
  • Decking replacement and code-compliant re-decking during reroofs
  • Ridge and soffit ventilation correction, radiant barrier, and attic airflow
  • Gutter, fascia, and soffit replacement tied into the roof scope

IMG Our roofs

Roofing work in San Antonio

Shingle, standing seam metal, and low-slope — plus what we found underneath. Every one of these is our own job, photographed on site.

IMG What tear-off finds

The damage is usually worse than the roof looks

Broken tiles at the eave and rot in the rafter tails don't show from the driveway. They show during the walkthrough if someone actually gets on a ladder — which is why our estimate includes the decking and fascia work instead of discovering it as a change order on day two.

CHK Where this job goes wrong

Leon Valley, and why the decking question matters

Not every jurisdiction in this metro treats a reroof the same way. Leon Valley, for one, enforces decking requirements during reroofs that some contractors quote around and then hit you with mid-job. We confirm the local rule before the estimate goes out, so the number you sign is the number that survives inspection.

PRC How this job runs

The same five gates, every time

A roof and a whole-home renovation are different jobs, but they clear the same gates. That's what makes the schedule we give you mean something.

01GATE

Scope & Site Verification

We walk the property, measure, photograph, and write the scope before anyone quotes a number. Attic decking, substrate condition, existing wiring, drain lines, slope — the things that turn into change orders get found here, not on day three.

Gate cleared whenSigned scope document and photo record on file.
02GATE

Priced Estimate & Contract

Your estimate is built line by line from a San Antonio price list we keep current — over 150 line items at real local material and labor rates. You see quantities and unit pricing, not a single lump-sum number with nothing behind it.

Gate cleared whenLine-item estimate, contract, and payment schedule executed.
03GATE

Permits, Selections & Scheduling

Permits pulled where the jurisdiction requires them — City of San Antonio, Leon Valley, Bexar County, and the incorporated suburbs each have their own rules. Selections are locked before the crew mobilizes so material lead times don't stall the job.

Gate cleared whenPermit issued, selections locked, start date confirmed.
04GATE

Build & Verified Completion

Work runs against a tracked task list with a single point of contact. Subcontractors are paid on verified completion tiers — the trade gets paid when the work passes inspection, not when it's merely started. That is why our crews finish before they move on.

Gate cleared whenInspections passed, phase sign-off recorded.
05GATE

Closeout & Documentation

You receive the permit record, warranty documents, product data, and the photo record for the job — the paperwork that matters when you sell the house or file a claim years from now.

Gate cleared whenCloseout packet delivered, final walkthrough signed.

FAQ Questions

What homeowners ask us

How long does a roof replacement take?

Most San Antonio single-family reroofs are a one- to two-day tear-off and install, with permits and material delivery scheduled ahead so the crew isn't waiting on the job site. Decking replacement, steep pitches, tile, and metal extend that.

Will my insurance pay for a new roof?

It depends on whether your policy covers the damage and whether the damage meets the carrier's threshold. We document the roof, meet your adjuster on site, and price to the approved scope. What we will not do is tell you a claim is approved before your carrier says so.

Can you cover or waive my deductible?

No — and neither can anyone else operating legally in Texas. Insurance Code Chapter 707 makes it an offense for a contractor to pay, waive, rebate, or absorb any part of an insurance deductible. A roofer who offers to is telling you how they'll treat the rest of your job.

Do you replace decking during a reroof?

When it's rotten, delaminated, or the jurisdiction requires it, yes. We inspect decking from the attic during the walkthrough and price the expected replacement up front rather than discovering it after tear-off.

What roofing materials do you install?

Architectural asphalt shingle for most residential work, standing seam metal where the homeowner wants 50-year service life and better heat performance, and tile repair and replacement on the homes that have it.
