Kitchen Remodeling in San Antonio, TX

A kitchen remodel is four trades working in a small room in the right order. The finishes are the easy part; the sequencing, the permits, and what's behind the wall are where jobs go wrong.

SVC-02 What we do

Kitchen Remodeling — scope of work

  • Full gut remodels and layout changes, including non-structural wall removal
  • Cabinetry — semi-custom and custom, with accurate field measurement before ordering
  • Countertops: quartz, granite, and solid surface, templated after cabinet set
  • Plumbing relocation for sinks, islands, and pot fillers — permitted and inspected
  • Electrical to current code: dedicated circuits, GFCI/AFCI, under-cabinet and can lighting
  • Flooring, tile backsplash, drywall, paint, and trim carpentry

CHK Where this job goes wrong

Order of operations is the whole job

Countertops template off installed cabinets. Cabinets set on a level floor. Floors go over corrected subfloor. Electrical and plumbing rough-in happens while the walls are open, and gets inspected before anything closes up. When a contractor lets these slip out of order, you pay for the rework — which is exactly what the phase gates exist to prevent.

PRC How this job runs

The same five gates, every time

A roof and a whole-home renovation are different jobs, but they clear the same gates. That's what makes the schedule we give you mean something.

01GATE

Scope & Site Verification

We walk the property, measure, photograph, and write the scope before anyone quotes a number. Attic decking, substrate condition, existing wiring, drain lines, slope — the things that turn into change orders get found here, not on day three.

Gate cleared whenSigned scope document and photo record on file.
02GATE

Priced Estimate & Contract

Your estimate is built line by line from a San Antonio price list we keep current — over 150 line items at real local material and labor rates. You see quantities and unit pricing, not a single lump-sum number with nothing behind it.

03GATE

Permits, Selections & Scheduling

Permits pulled where the jurisdiction requires them — City of San Antonio, Leon Valley, Bexar County, and the incorporated suburbs each have their own rules. Selections are locked before the crew mobilizes so material lead times don't stall the job.

Gate cleared whenPermit issued, selections locked, start date confirmed.
04GATE

Build & Verified Completion

Work runs against a tracked task list with a single point of contact. Subcontractors are paid on verified completion tiers — the trade gets paid when the work passes inspection, not when it's merely started. That is why our crews finish before they move on.

Gate cleared whenInspections passed, phase sign-off recorded.
05GATE

Closeout & Documentation

You receive the permit record, warranty documents, product data, and the photo record for the job — the paperwork that matters when you sell the house or file a claim years from now.

Gate cleared whenCloseout packet delivered, final walkthrough signed.

FAQ Questions

What homeowners ask us

How long does a kitchen remodel take?

A cosmetic refresh runs two to three weeks. A full gut with layout changes typically runs six to ten weeks on site, and cabinet lead time often drives the start date more than crew availability does. We lock selections before mobilizing for exactly that reason.

Do I need a permit for a kitchen remodel in San Antonio?

If you're moving plumbing, altering electrical circuits, or changing structure, yes. Straight cabinet-and-counter replacement usually doesn't. We confirm it with the governing jurisdiction and pull the permit under our own name — you should never be asked to pull an owner-builder permit for work a contractor is doing.

Can I keep using my kitchen during the remodel?

Not during the rough-in and finish phases. We'll tell you honestly at scoping which weeks the kitchen is out of service so you can plan, rather than discovering it the morning demo starts.

Do you supply the cabinets and countertops or do I?

Either. Most clients have us supply and warranty everything so there's one party responsible. If you've already sourced material, we'll price installation only — and note in the scope who owns the risk if something arrives damaged or short.
